
Property Investment Opportunity Please find below details about an upcoming investment opportunity that many of my customers and fellow property owners have expressed interest in. This is an opportunity for investors outside the GTA, Province and/or Country to participate in the local GTA market by partnering with local trusted investors, property owners and landlords. The idea is to form a partnership between myself, and other fellow owners and investors to further participate in Investment properties in the western GTA. Specifically Mississauga, Brampton, Oakville, Burlington, Hamilton, Milton, Georgetown, Cambridge etc....... These Cities all contain great opportunities for stable, conservative, and reliable long-term growth and income. The Type of property i am focused on is primary converted single family homes that have legal status as a duplex/triplex rental property (see below). These types of properties are easily attainable in the $250K to $350K range and can provide stable income, and long term appreciation. They are also readily liquidated at any time as both a rental property or as a single family home. These types of homes have a principal tenant on the upper level and a secondary tenant in the basement. These type of properties are usually in the 20 to 40 year old range and have been converted or are grandfathered with Legal Duplex Status by the City. These partnerships would be formed with 3 interested investors, one would be myself Owner A, and two other investors, Owner B and Owner C. The structure would be for an equal 3 way investment each making a 1/3 investment of $35,000 each. This partnership would be formed within a corporation that would then purchase the selected property. This partnership will be for a period of at least 5 years at which time the expected return would be realized. The expected minimum return of this investment is 10% per year which will turn the initial investment of $35,000.00 into $56,500.00 after 5 years and will continue to average this return until liquidated. The risk of this investment is very low as the underlying investment is a house which can always be sold or rented for market prices. The anticipated return of 10% favours very well with other common investments Bank accounts 1%, 5 year GIC %3%, Mortgage 4%, and Historic stocks and bonds 6-8%. In addition we are investing in the types of properties that many of you now currently own, and know to be dependable money makers. As you are all property owners already you all have reasons to own and hold Canadian Real Estate, and this investment will provide you with a superior return to the properties you already own. Also as the investment grows and matures it will provide you with an excellent income stream and equity base for when you decide to return to Canada.
